Full-time position: Non-exempt position, 37.5 hours per week.

Starting Salary: $24.50/hour

DUTIES

  • Perform daily rounds of the building and grounds, inspecting the mechanical rooms, office areas, restrooms, public spaces, etc. Responds to maintenance requests using tracking software.
  • Ability to troubleshoot maintenance issues in advance of contacting a vendor.
  • Performs minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballasts, sockets, fuses, cords, motors, variable frequency drives, minor transformers, etc) using appropriate hand, power and specialty tools.
  • Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, etc).
  • Performs minor carpentry work (e.g. hanging/adjusting doors, fitting locks and handles, furniture repair, etc).
  • Performs minor wall repair and painting work (e.g. walls, restrooms, doors, frames, etc.) using various painting equipment and related tools (rollers, brushes, thinners, etc).
  • Reconfigures, installs, positions, assembles, and remounts furniture, modular offices, and equipment (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, book shelving, specialty equipment, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
  • Understands the operations of and performs minor repairs and programming changes to Building Automation System and Lighting Control Systems (e.g.  actuators, valves, relays, variable frequency drives, pumps, etc).
  • Performs minor appliance maintenance (e.g. replacement or repair of ice makers, gaskets, switches, glides/tracks and hinges, etc).
  • Monitor air handlers, HVAC system, temperature settings, fire sprinkler systems, elevators, backup generator, closed--loop chemical treatments, and ice melt system.  Work with contracted service technicians as needed.
  • Assesses maintenance problems, inspects work in progress, and evaluates completed projects to control costs and ensure work is performed as specified.
  • Recommends maintenance service projects to management as appropriate.
  • Oversees daily cleaning of the Library. Performs immediate cleaning duties as required.
  • Picks up litter from around buildings and grounds.
  • Responds to complaints and suggestions regarding library facilities. Investigates damage to facilities, and recommends corrective action to management.
  • Maintains, suggests, and orders safety equipment required to safely complete repairs throughout the building and operate the tools available.
  • Responsible for hazardous waste disposal programs, regular garbage pickup, paper recycling program, book recycling and removal or disposal of unwanted furniture and equipment.
  • Maintain daily record of maintenance activities. Report on work performed by outside contractors to the Facilities Operations Manager on a regular basis.
  • Orders maintenance supplies and maintains supply inventory. Organizes and keeps building work rooms, supply rooms and mechanical rooms neat and in good order.
  • Maintains inventory of keys for the building.
  • Performs work of Security Guards as needed or assigned.
  • Performs other miscellaneous duties as assigned. 

Requirements

**Education:  **Requires knowledge typically acquired through completion of high school or equivalent.

**Experience:  **Minimum three years of experience in building maintenance and repair.

Skills:

  • Knowledge of standard office software including word processing, spreadsheet and database applications.

Communication:

  • Communicates effectively in English, both orally and in writing.
  • Speaking skills in other languages, particularly Spanish, is a plus.

Facilities Operations:

  • Knowledge of safety, construction and maintenance of public facilities.
  • Good working knowledge of hand tools, power equipment, electrical and plumbing methods and excellent mechanical ability.
  • Detail oriented and well organized.

PHYSICAL REQUIREMENTS

The physical requirements described here are representative of those that must be met by an employee to successfully perform the functions of this job.

Physical requirements include: good speaking, hearing and vision ability, frequently required to stand; walk; use hands to finger, handle or feel objects, tools or controls; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; excellent manual dexterity and occasionally required to sit.

The employee must frequently lift and /or move and/or carry up to 50 pounds, occasionally push and pull up to 100 pounds. Position requires standing and walking for prolonged periods of time.

Working Conditions:

Work is performed in a typical office environment. Work is performed outdoors and in mechanical areas of the library facilities. Full-time position. May require some weekend and evening work.

Must be able to operate scissor lift to reach lights at a maximum height of 25 feet.
